Who we are
Team John Garuti, Brokered by eXp Realty ("we," "us," "our") owns and operates homesforsalebabcockranch.com ("Homes For Sale Babcock Ranch"), a home-search website for homes for sale in Babcock Ranch, Florida. This policy explains what information we collect, how we use it, who we share it with, and the choices you have.
Information we collect
- Information you give us — your name, email address, and phone number when you create an account, save homes, set up listing alerts, request a tour, or contact an agent; plus any message you include.
- Google account data — if you choose "Sign in with Google," we receive your name, email address, and profile picture from Google (see "Signing in with Google" below).
- Usage information — pages viewed, searches performed, and saved homes, which we use to operate features like favorites and alerts.
- Technical information — IP address, device and browser type, and cookies necessary for signing you in, keeping the site working, and understanding how it's used.
Signing in with Google
If you sign in using Google, Google shares a limited profile with us — your name, email address, and profile image — solely so we can create and authenticate your account. We do not receive your Google password, contacts, or any other Google data, and we request only the basic "email" and "profile" scopes. Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including its Limited Use requirements. You can revoke our access anytime in your Google Account permissions.
How we use it
- To operate your account: saved homes, saved searches, and listing alerts you request.
- To respond to tour requests and agent inquiries — when you submit one, your contact information and message are shared with our team and the appropriate licensed real-estate professionals so they can respond.
- To verify your phone number using a one-time passcode when you submit a request (see "Phone verification & SMS" below).
- To send you emails you've opted into (listing alerts, market updates). Every email includes an unsubscribe link.
- To send SMS messages only with your express consent, as described at the point of collection. Reply STOP to opt out at any time.
- To operate, secure, analyze, and improve the site, and to comply with legal obligations.
What we don't do
- We do not sell your personal information.
- We do not share your contact information with third parties except as needed to respond to your specific request (e.g., connecting you with an agent), to comply with law, or with service providers who process data on our behalf (e.g., hosting, email, SMS, and analytics providers).
- We do not use your data — and specifically your Google account data — for advertising, nor do we transfer it to third parties for advertising purposes.
Phone verification & SMS / text message data
Phone verification. When you submit a tour request or contact form, we send a one-time verification passcode (OTP) by SMS to the number you provide, through our verification provider Twilio, to confirm the number is yours and reduce spam. These are transactional messages tied to your request.
SMS program. When you provide your mobile phone number and check the consent box, you opt in to the Team John Garuti, Brokered by eXp Realty SMS text-messaging program and agree to receive SMS messages and/or phone calls from Team John Garuti, Brokered by eXp Realty about your inquiry, tour requests, listing and price alerts you set up, account and verification messages, and related real-estate updates. In connection with the program we collect your mobile number; the date, time, and exact wording of the consent you agreed to; and message delivery status.
We do not sell your mobile information, and we do not share your mobile number or SMS opt-in data with third parties or affiliates for their own marketing or promotional purposes. Your number is shared only with our SMS delivery provider (Twilio) solely to transmit the messages you requested, and as required by law. Message and data rates may apply, and message frequency varies. Reply STOP to cancel or HELP for help at any time. Consent to receive texts is not a condition of any purchase. Your choices & rights
- Unsubscribe from email at any time via the link in any message or at homesforsalebabcockranch.com/unsubscribe.
- Reply STOP to any SMS to stop text messages.
- Decline analytics cookies via the consent banner (or clear cookies to be re-prompted).
- Access, correct, or delete your information, or ask us not to sell it (we don't), by emailing hello@homesforsalebabcockranch.com. Depending on where you live, you may have additional rights under laws such as the California and Florida privacy acts; we honor these requests regardless of residency.
Data retention & security
We keep your information for as long as your account is active or as needed to provide the services, respond to your inquiries, and meet legal obligations, then delete or de-identify it. We use reasonable technical and organizational safeguards to protect it, though no method of transmission or storage is 100% secure.
Children's privacy
This site is intended for adults and is not directed to children under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.
MLS / listing data
Property listings displayed on this site are provided through an Internet Data Exchange (IDX) feed from the Southwest Florida MLS for consumers' personal, non-commercial use, and are subject to the IDX disclaimer and copyright shown in our footer and in our Terms of Service. Listing data describes properties, not you, and is not personal information about you.
Changes
We may update this policy; we'll change the "Last updated" date above when we do. Material changes will be reflected here.
